Another Great Week in Real Estate!

I hope everyone is well, and that you and your families are doing well! This has been another great week in the world of commercial real estate.
This week I was able to seal the deal on a lease for a great roofing company called MidWest Shingle INC. After representing both the the Tenant and Landlord separately prior to the negotiations and lease signing, I became a transaction broker so I could facilitate the deal to ensure the best results for everyone. The building we leased is a 2,400 SF building in Independence on a .98 acre lot located off 24 HWY. After a hectic real estate week, I was able to get the lease ready in time for our 5:00 signing and check depositing on Thursday at my office, at CEAH Realtors in Lee’s Summit. Nothing better than having all parties together, talking, having a good time and signing papers. I was glad that my tenants were able to meet their future Landlord and vice versa as well as a have a chance to talk and start a business relationship. MidWest Shingle is a great company, and will be a phenomenal company to help service our local roofing needs!
Also this week, I had the pleasure of closing a deal that led to some new investors owning their first investment property located in Grain Valley MO. A fully leased property that will give them great cash flow. I want to give a shout out to: Wayne Minear of Prudential Gas Light Realtors, and Carla Cushing of Metcalf Bank for helping us get to a smooth and successful closing! Thank you to both of you!
I also had the pleasure of getting a signed and completed contract for another investment property for a local investor. As long as everything goes smoothly (Which I foresee happening) we should be closing on this property by the end of September.
This week I listed an interesting property – It’s a building located off Prospect, close to 71 hwy. The building is owned by a wonderful older woman, whose husband recently passed away that took care of the building – It is going to be a tricky deal helping her get rid of the building we I am confident we will be able to make it happen. The building has 2 commercial-retail store fronts on the bottom floor, and has 4 apartment units on top – If you know any investors for the KC area that would be interested in this property in that part of town, we are listing this building at a fire-sale, and I mean fire-sale price. More information to follow!Another great highlight from this week is that the Strother Road 01-+interchange is now officially open! Those of you who come to see me at my office and come from south of my office, know that this is a big deal because it saves everyone lots of time driving since our building is nearly at the corner of this new full diamond intersection. Big thanks to my Broker and Boss, Mike Atcheson and the City of Lee’s Summit for getting this project underway and now finished.
